Staging Gallery
These are a few of the projects I have worked on recently. All of
these houses sold within 6 weeks of being staged by Simplify Home
Staging. The first house featured had been on the market for 1 1/2
years and the owner had nearly given up!

The landscaping at this house was overgrown and didn't
do this lovely home justice. |
| We pruned the decorative trees and pulled out overgrown
bushes to allow buyers to see the house. Although money
was not available for a full overhaul, at least now the
house is visible from the street. |

The home's curb apppeal was quite under-whelming and had
the potential of driving buyers away. |
| By simply cleaning this area out and adding mulch, we
turned a negative into a positive selling feature. |

The previous owner of this home was quite a collector
of plants etc. You barely notice that there is a
fireplace in this room. The entire focus is on all the
stuff --not the house. |

When the owner vacated the property, the fireplace
suddenly appeared along with numerous marks on the walls,
nail holes, and spots on the carpet. Every fault is
highlighted when a home is vacant. We cleaned it but felt
that the white walls didn't highlight the architecture. |
| This is the final transformation. The idea behind the
color choices and furniture is to create a warm inviting
space that is simple and easy for a buyer to imagine
themselves living in. |

This room felt cold and unwelcoming-- used mainly as
a pass-through. The sellers were not taking advantage of
their fireplace as a natural focal point and selling
feature. |
| By painting the walls a soft color, pulling the sofa
into position in front of the fireplace, and adding
accessories, the charm of this room becomes
evident. |

This crowded kitchen needed to be simplified so
the focus would be on the wonderful windows and the
view beyond. The biggest challenge in this room was
that the walls were made of wallpaper board that was
20 years old, stained and damaged. The kitchen was
a definite negative, and buyers would be mentally
deducting the cost of a remodel from the price, or
not making an offer at all. |
| By using a degreaser on all the surfaces, repairing
the wallboard (they said it couldn't be done!) priming
and painting the walls, trim and ceilings, we created
a fresh, clean kitchen that buyers would be able to move
into and enjoy. We selected a spring green wall color
and bright white trim to bring the outdoors in, allowing
the windows and the view to become the focus of this
room. This house sold in 3 1/2 weeks. |

This nearly empty, beautiful room was not enhanced buy
this harsh black sofa. Since we needed to work with the
available furniture to keep costs down, we found the corner
piece and turned it back into a sectional to make the
nearly empty room look appropriately full. |
| We softened the black leather with textured earth tone
pillows and a throw to play off the rented artwork. By
adding a coffee table, we created a seating area that felt
finished and comfortable. |

| We simplified the entertainment center, packed the toys,
replaced the very traditional curtains and accessorized the
fireplace. |

| The sofa table and lamps added further interest and light
to this room. Simplifying the entertainment center and adding
decoration to the top made it appear less functional and more
decorative. |

we pulled this room together so that it looked good
during showings while still functioning as a dark

organizational stuff because the owner couldn't
figure out what should go there. |

with a mirror and shelf. |

clutter and formal window treatment didn't show it

treatment and brought in a beautiful seasonal floral
arrangement to showcase this dream kitchen. |

| By editing furnishings and accessorizing, we
created a more spa-like atmosphere that would
photograph well. |

bed and dark carpeting dominated this room. |
| Changing the bedding allows the focus to return
to the features of the room. |

This bathroom was a typical family bathroom. Not
terrible, just slightly dated and worn. |
| By painting, simplifying and selectively upgrading
things (floor, hardware and fixtures) the homeowners created a
very upscale feeling. |

Instead of buying new, we painted the old one. |

in light colors to contrast with the woodwork, we
created a cozy master bedroom. Sheers soften without

fabrics. A smaller table in place of the trunk
creates a more appropriate focal point. |
